Exterior cleaning underway at a cedar-clad Vancouver Island home, with a pressure washer and hose on the gravel drive

A Local Business, Not a Franchise

Nanaimo Pressure Washing is based right here on Vancouver Island, covering Nanaimo and the communities around it, and built around doing careful work for the people who live down the road from us.

Why We Started Cleaning Exteriors

This climate is hard on buildings. Anyone who has spent a winter on Vancouver Island knows the pattern: months of rain, very little drying weather, and dense tree cover that keeps whole sides of a house in permanent shade. Moss takes hold on the roof. Algae greens the siding. The walkway turns slick. Given a few seasons, cosmetic problems quietly become expensive ones.

Most people know the job needs doing. What stops them is not knowing who to call, or having been burned by someone who showed up with a wand set too high and left stripes across the driveway and fuzzed-up boards on the deck. Exterior cleaning looks simple from the street. It is not. Different surfaces want completely different treatment, and the damage from getting it wrong is permanent.

So we built the business around getting it right. Nanaimo Pressure Washing exists to do exterior cleaning the careful way: low pressure and the correct cleaning solution where the surface is delicate, real pressure only where the surface can take it, and time spent on the edges and corners that a rushed job skips. That judgement comes from years of experience with these surfaces and this climate.

We stay inside what we know. Exterior cleaning is the whole business — no landscaping sideline, no renovation arm, no seasonal pivot into something unrelated. Eleven services on the outside of your property, done properly, is a big enough job to be worth doing well.

Local means local. We work Nanaimo and the communities around it — Lantzville, Nanoose Bay, Cedar, Parksville, Qualicum Beach, Ladysmith, Chemainus, Errington and Coombs. That is a deliberate limit. Staying inside a radius we actually know means we understand what a heavily treed Errington acreage needs versus a salt-exposed Nanoose Bay waterfront home, and it means we can get to you quickly instead of scheduling you three weeks out because we are working two hours away.

How We Approach a Job

We look before we quote. Surfaces vary more than people expect. Broom-finish concrete, smooth-trowel concrete, exposed aggregate, vinyl siding, Hardie board, stucco, cedar, asphalt shingle and metal roofing all behave differently under water. Knowing which one we are dealing with decides the method, and the method decides the result.

We tell you what you actually need. If a surface would be better left alone, or if a rinse would do the job when a full clean would not add much, we will say so. Talking people into work they do not need is a bad way to run a business in a place this small.

We finish. Rinse-down, tidy-up, furniture back where it was, debris taken away. The job is not done when the machine goes off.

What Guides the Work at Nanaimo Pressure Washing

Locally Owned & Operated

This stretch of the Island is the whole service area, and a wet coastal winter is hard on a north-facing roof. A local business covering local communities, not a national franchise.

Local, Not a Call Centre

You get a straight conversation about your property with someone who knows the area, not a scripted intake form routed to another province.

Careful, Detail-Focused Work

We work in overlapping passes and finish the edges, corners and the bits behind the downspout that are easy to skip. Detail is the whole job.

Fast Turnaround

Small operation, short chain of command. When you call, you get an answer, and most residential work is booked and finished without a long wait.

Straightforward & Trustworthy

Clear pricing up front, honest advice about what a surface needs, and respect for the fact that we are working around your home, your plants and your family.

Free, No-Pressure Quotes

Quotes cost nothing and carry no obligation. You get a price before anything starts, so there is no invoice afterwards with a number on it you did not agree to.

Eleven Services Across the Mid-Island

House washing, roof moss removal, roof cleaning, gutter cleaning, driveway cleaning, concrete cleaning, sidewalk cleaning, deck washing, fence washing, window cleaning and hot-water power washing for oil and grease. Most properties need two or three of those at once, and bundling them into a single visit is usually the cheapest and least disruptive way to get it all done.

Where We Work

Nanaimo, Lantzville, Nanoose Bay, Cedar, Parksville, Qualicum Beach, Ladysmith, Chemainus, Errington and Coombs — plus the rural pockets in between. We are a service-area business with no storefront, so we come to you.

What You Can Expect

Nanaimo Pressure Washing is a small local business. You get a straight conversation about what your property needs, a free quote with a real number on it, and careful work on the day. That is the whole pitch: no scripts, no upselling, no surprises on the invoice.

It also means we are honest about capacity. We take on what we can do properly, in the order we agreed to do it, and we tell you straight if a timeline will not work rather than booking you in and hoping.
