Parksville and Qualicum Beach are bypassed by the Inland Island Highway, which avoids residential areas along its whole 128-kilometre run. Nanoose Bay is not. Highway 19A carries traffic south-east through the settlement itself, four lanes divided, with five signal lights and many at-grade intersections — which means vehicles stopping, standing and accelerating alongside property rather than a kilometre away from it. That produces the one category of soiling on this coast that is not organic: road film and exhaust deposit, bonded to a surface rather than grown on it. The Canadian Forces Maritime Experimental Test Range has also operated in the bay since 1965, so this is not a purely residential stretch. Heat lifts bonded residue that cold pressure only burnishes in. It does nothing for the algae film on a shaded back patio that a solution and some patience would clear, and paying for it there is money spent on the wrong problem.

Nanoose Bay has an unusually broken shoreline — Arab Cove, Tyee Cove, Cottam Point and Madrona Point rather than one continuous beach — so how exposed a property is depends on which of those it sits on. Salt-laden air settles on seaward glass and walls and comes back faster than ordinary dirt does, which makes the outside of water-facing windows the surface most worth doing more than once a year. Set back from the water, behind Notch Hill or in among the trees at Red Gap or Beachcomber, that stops being the issue and tree debris takes over instead.
