House Washing in Nanaimo, BC
Nanaimo has been a settlement since 1852 and a city since 1874, and it now runs seven separate adopted neighbourhood plans across its area. That is a long span of building in a lot of distinct pockets, and the cladding in front of you decides the method more than the address does.

What Nanaimo Does to Your Property
One City, Seven Neighbourhood Plans
Few places this size are planned in as many pieces. Nanaimo has adopted neighbourhood plans for Chase River, Departure Bay, Harewood, Newcastle and Brechin, the Old City, Rocky Point with Hammond Bay and Stephenson Point, and the South End, plus five more area plans on top of those. Those boundaries exist because the pockets genuinely differ, and a house wash is one of the jobs where that shows: the settlement dates from 1852 and the Bastion, finished in 1855, is still standing, so the span of construction here is wider than anywhere else on this list. Vinyl, fibre cement, stucco, painted wood and cedar shingle each tolerate something different, which is why the cladding gets identified before a solution is mixed rather than after. Where paint predates 1960 the lower layers are safest assumed to contain lead, and the runoff is controlled from the start.
- Most of the year’s rain falls October through March; July and August are genuinely dry
Nanaimo Questions
Nothing is wrong with it, and it is a common question here. At this latitude a true north slope gets no direct sun from late September to late March, so it never properly dries. Moss and algae also do not die back over a Nanaimo winter the way they would somewhere that actually freezes — mild and damp is exactly what they want. The fix is a soft wash on the shaded slopes and usually a treatment to slow regrowth rather than repeat cleaning. What it should not get is pressure; part of the reason the south side still looks fine is that it still has its granules.
Around Nanaimo
Nanaimo is the largest service area on this list and the least uniform. A job in the Old City Quarter and a job in Linley Valley are twenty minutes and a hundred and thirty years apart, so quoting here leans harder on the address than it does anywhere else on this list.
